Warranty coverage for your new home is provided by Minto for the first two years, and then by Tarion
Warranty Corporation for the following 5 years – for a total of 7 years of coverage for major structural defects.
The scope of warranty coverage varies depending on how long you have lived in your home.
Here's what's covered:
1st Year of Occupancy - Minto will warranty your new home during the first year of occupancy to ensure your home is:
- Constructed in a workmanlike manner and free from defects in material & workmanship
- Constructed in accordance with the Ontario Building Code
- Free of major structural defects
- Fit for habitation
2nd Year of Occupancy - During the second year of occupancy, Minto will cover:
- Any defects leading to water penetration from the exterior
- Electrical, plumbing & heating systems
- Defects in the exterior cladding
- Major structural defects
- Violations of the Ontario Building Code affecting health & safety
3rd to 7th Years of Occupancy - Although your warranty period with Minto has ended,
your home is still covered for 5 more years for major structural defects by Tarion Warranty
Corporation. Should you encounter a problem affecting the load-bearing function of your home,
please contact Tarion directly at 1-877-982-7466.
What's Not Covered?
- Damage resulting from improper maintenance
- Alterations, deletions or additions made by the homeowner
- Defects in material, design & work supplied or installed by the homeowner
- Secondary damage caused by defects under warranty
- Normal wear & tear
- Normal shrinkage of materials that dry out after construction
- Settling soil around the house or along utility lines
- Damage from floods, "acts of God", wars, riots or vandalism
- Damage from insects or rodents, unless it is the result of construction that does not meet the Ontario Building Code
- Damage caused by municipal services or other utilities
- Surface defects in work or materials noted and accepted in writing by the homeowner at the time of possession
- Damage caused by the homeowner or visitors
- Contractual warranties which lie outside the New Home Warranties Plan Act
