Mahogany


A New Minto Community

Located in the picturesque Village of Manotick, just south of Ottawa, Minto will be developing our new flagship community of approximately 1,800 energy-efficient homes.

This new 400 acre community is just south of the village core, bounded to the north by Potter Drive, to the south by Century Road, to the east by Manotick Main Street and to the west by First Line Road. View Map

Mahogany is sure to be one of the most sought-after communities in Ottawa, blending the latest in environmentally-responsible building technology with the charm, character and heritage of the historic Village of Manotick.

Mahogany Timeline

Minto is currently in the planning process for Mahogany and we expect to receive necessary City approvals for Mahogany in late 2009. This means that we could possibly go on sale with homes as early as 2009, with construction beginning as early as 2010.

A Green Community

For over 50 years, Minto has been dedicated to building sustainable features for future generations of families. Taking a proactive approach to energy-efficiency and green building practices, Minto developed Energy-Wise standards in new home construction in the 1970s, the Innova House for Natural Resources of Canada in the 1990's, became the largest production builder of R-2000 homes, and recently was the first builder in Canada to offer a LEED® certified condominium.

In keeping with this green tradition, Minto is pleased to announce that every home built in Mahogany will be ENERGY STAR™ rated - as a minimum. Energy Star™ homes are approximately 30% more energy efficient than those built to minimum Ontario Building Code standards, and also reduce greenhouse gas emissions by 2 to 3 tonnes per year. This will be one of the largest energy-efficient communities in Canada.

In addition, prior to the development of Mahogany, Minto has built an environmentally-friendly home as part of the CMHC Equilibrium Housing Initiative, on our land in Manotick (on Manotick Main Street). The goal of the CMHC Initiative is to create healthy, energy-efficient housing that produces as much energy as it consumes on a yearly basis. Inspiration - the Minto EcoHome, is now open to the public.

What is the Process of Planning for Mahogany?

The new City of Ottawa has approved a Secondary Plan, which defines this area as a "Serviced Development Area". This means that full municipal water and wastewater services will be available to all homes within the community. The Secondary Plan also stipulates that a comprehensive development concept plan be prepared for the area.

Minto is currently working with various consultants and community groups to develop the best possible concept plan for Mahogany. Guided by our Objectives and Design Principles, we are currently moving forward with a proposed plan.

What does Mahogany have to offer?

Not only will Mahogany be an example of exceptional energy efficiency with the Energy Star certification and Inspiration - the Minto EcoHome, but there are many other benefits this community has to offer. Some of these benefits include:

  • Minto plans to explore sustainable design where possible, using the LEED® checklist for Neighbourhood Development as a guideline for community design. LEED ® stands for Leadership in Energy and Environmental Design, and more information can be found at www.usgbc.org
  • The large woodlot will be a preserved Area of Natural and Scientific Interest (ANSI) within the community
  • Architectural design guidelines for the exteriors of the homes that will integrate housing design with landscape features. These guidelines will provide a framework of design criteria which will help to promote a healthy, attractive, livable community
  • Connections to the existing Village, such as integrated parks and open space linkage system
  • A variety of housing types
  • Active and passive recreational areas, including pathways along the streams
  • Additional spaces for new schools
  • Increased viability of local businesses
  • Greater support for the provision of public transit as an alternative mode of transportation
